A speculative mountain enclave designed for privacy, views, and value

Set in Jackson, Wyoming, this project shows how careful design thinking can turn a constrained site into a stronger residential development. Working within planning limits that allowed eight units across five parcels, the design balances density with the character of individual homes. Through strategic massing, grading, and close coordination across the team, the project created private outdoor space, framed expansive Teton views, and delivered a product shaped as much by site intelligence as by architecture.

Density Without Compromise

Planning code allowed for eight units on a site made up of five parcels. Rather than treating that allowance as a simple density target, the design focused on how the project would be perceived and lived in. Massing, entries, and façade articulation were carefully developed so the homes read as individual residences, giving the project a more tailored and durable identity in the market.

Outdoor Space with Limited Land

With little residual land left over after the building footprint was established, outdoor space had to be deliberately shaped rather than loosely assigned. Working closely with the landscape architect, the site plan defines private exterior areas that give each home a stronger sense of separation, livability, and connection to the site.

Grading as a Design Tool

Grading became one of the project’s most important design moves. By strategically raising portions of the site in coordination with the Town, the project was able to unlock sweeping views of the Teton range that would not have been available from the existing grade. A technical challenge became central to both the experience of the homes and the strength of the overall product.

Design + Development in Sync

As a speculative project, Nelson required more than design. Demark Studio led entitlement efforts, coordinated marketing strategies, and supported the development team with visuals and messaging to bring the homes to market with clarity and confidence.

Development Through Constraints

This project reflects a development approach rooted in clarity, coordination, and problem-solving. Code limits, tight site conditions, and grading constraints shaped the work from the beginning, leading to a solution that feels specific to its setting and stronger because of the challenges it had to resolve.
